Dear Meadow Walk Home Owners,
I just know that you are anxious to hear about our Annual Membership Meeting conducted this past Tuesday evening at the Fruitville Public Library.
We had a quorum of Board Members but we did not have a quorum of Owners: 13 members including the proxies. That is the primary reason why your signed proxy is so important. With proxies, we can usually get a quorum. Fortunately, we did not need a vote on any HOA business so this time it was no harm, no foul. That won’t always be true.
The minutes of the 2025 Annual Meeting were approved. I put a copy of those minutes in your mailboxes a few weeks ago.
Nick had the following comments: 1) The modification committee consists of Nancy Woodrow, Craig [Kiwi] Rapihana, and LaNae Duchesneau. Their role is to ensure that our owners keep the exterior of their properties in good shape, those simple things like mowing, edging, weeding, putting away the garbage bins, etc. You get the picture. In addition, if you want to make exterior changes to the appearance of your home, please seek their advice as to what you can and cannot do. If you check the website, you should be able to see a “Cheat Sheet” of those items of concern created by Kiwi. As Nick pointed out, we have some of the best real estate in the area and we should all be inclined to keep it looking nice.
2) We all would like to see our streets repaved. Nick gave us the contact info to perhaps put a little pressure on the county to get us closer to the top of the list. 3) The Raymond Road project was once again denied. We appear to be free of that development for the foreseeable future.
4) SLOW DOWN when driving through Meadow Walk. The speed limit is 20 mph and even that is too fast when children are outside. The last thing any of us want to see is a child getting hit by a car, at any speed.
5) The Fruitville Library will be closed until July next year. We are in need of a new meeting place in the short term. If we do not have any pressing business, we can probably skip a meeting. Kiwi offered to find out if his church will accommodate us. Any other ideas?
The Budget was next on the agenda. Nick advised that we have an unexpected surplus that we can use for some of our landscaping needs. We still have some sprinkler issues and bark is needed on the island. A motion to add two new items to the reserve: irrigation and storm clean up, was approved. The board passed the budget with the amendment. The dues for 2026 are $715.00 and Diane Treharne will be sending out notices. PLEASE PLEASE PLEASE pay your dues on time and before February 1st.
Kiwi would like to see a committee of owners who could help out when things need to be done around the neighborhood. He would also like to see all of the mailboxes painted a uniform color. No action was taken and Nick suggested we discuss these items at a future meeting.
A revision of our governing documents is done and turned over to our attorney for review. Once we reach the point where they are finalized, we will distribute the proposed documents to the owners and set a meeting for the members to vote on their adoption [or rejection, as the case may be].
Sarasota county has a mosquito control service. The number to call for more information is 239-329-0565.
The water in our ponds is very low and not a lot of rain is predicted. However, our ponds are governed by the Southwest Florida Management District and Sarasota County. There isn’t much we can do.
The back flow inspection is required to be done every 2 years. It was last done when Frank was president. He proposed we have it done again as of group of interested owners so that we might get a favorable group rate. Of course, each owner pays for their own inspection.
The preserve pond across from lot 67 needs to be cleared of high grass. Our last contractor did it with weed wackers when the grass was dry. Nick will let Peacock know what needs to be done.
Finally, Kiwi just attended his last meeting as a board member. He has contributed a lot to the community, has worked especially hard on the cheat sheet, and worked with some very recalcitrant owners. When you see him, give him a big thank you. BTW you should be able to see his cheat sheet on the webpage.
Finally, our newest board member is Joel Di Liberti. We welcome him. Your other board members are Nick, Joe, Andy and Mary Lynn.
