MEADOW WALK BOARD OF DIRECTORS MEETING
December 7, 2004, 7:00 PM at the Fruitville Library

Nancy Dell’Accio called the meeting to order at 7:15 PM. All Directors were present.

Betsy Dane, Secretary/Treasurer, confirmed that 51 homeowners being represented in person or by proxy/ballot a quorum existed:

Betsy Dane read the minutes from the Annual Meeting held on December 2, 2003, as well as the minutes from the October 23, 2004 Directors’ meeting. Both sets of minutes were approved unanimously. She then presented the Budget for 2005. Based upon anticipated expenses, a maintenance fee increase is not required at this time. The budget was also passed unanimously.

Eddie Martin presented bids from lawn services. Betsy Dane motioned that McKenzie Lawn be retained, based upon the presentation and scope of their experience and licensure. Nancy Dell’Accio seconded, and the Board voted unanimously to hire McKenzie.Eddie also presented a proposal for a new web hosting company, freeservers.com. For $95/year, Eddie
will continue to maintained the sight, domain preserved, and each homeowner can have a “meadowwalk.org” email address. John Finlay moved to hire Freeservers, Josh Ridenour seconded, and the Board unanimously approved this contract.

Josh Ridenour presented the Modifications Committee report – a recent meeting was held to review Bill and Tanya Kelly’s request for a pool. As all members of the committee approved the proposal, Josh’s tie-breaking vote was not required.

Sandi Stewart asked about the foul odor near her home. She was advised of the odor that often accompanies reclaimed water in irrigation systems. Betsy Dane read a letter from Andy and Eileen Small, wherein they advised the Board that as the meeting fell on Chanukah they could not attend, and they asked the Board to try to plan meeting dates in such a way as to not interfere with anyone’s holidays next year. They had been advised that December 7 was, unfortunately, the only date the library had had available, and that all efforts would be made to avoid such conflicts in the future.

Nancy reviewed the holiday party – John Finlay and David DelSanto will work on decorations, Carole Dodge is coordinating the food, and Nancy requested the funds to purchase the Santa suit this year as renting it costs, per year, close to the same amount required for a purchase.

Joe Stewart and Josh Ridenour had some vandalism to their holiday decorations – the community was asked to stay aware of any strangers in the neighborhood, and Nancy just reminded everyone to lock their car doors at night.

Prior to the election, and on behalf of all homeowners, Betsy Dane thanked Nancy for all of her hard work and for her dedication to Meadow Walk during her tenure as President of the Board of Directors.

Nancy called for nominations from the floor. There being none, Julie Donaldson and Vince Dell’Accio counted all ballots, resulting in the election of Betsy Dane, Andrea DelSanto and Joe Stewart as Directors for the next two years.

There being no further business, the meeting was adjourned at 8:15 PM

MEADOW WALK HOMEOWNERS ASSOCIATION
Minutes: Board of Directors Special Meeting
December 7, 2004

John Finlay called the meeting to order at 8:20 PM. The primary purpose for the meeting was the election of officers for the coming term.

The following were elected:

President: Joe Stewart
Vice President: Josh Ridenour
Secretary/Treasurer Betsy Dane

Joe asked that Eddie Martin stay on as a "Special Assistant to the Board" handling the lawn service and the web hosting.

There being no further business, the meeting was adjourned at 8:40 PM
